ELCO UK has supplied five R606 floor standing condensing gas boilers to a new residential regeneration project in Alperton, London.
The development, 243 Ealing Road, comprises 441 high quality, mixed tenure apartments in seven 9-14 storey contemporary glass towers, as well as 13,300 sq ft of commercial space. The gross value for the project is £110 million.
The ELCO boilers were specified by John Holland of Bromsgrove-based M&E engineers DW Pointer. Commenting on the project, he said: “As part of the vision of regenerating the Alperton area, all residential developments had to achieve Code for Sustainable Homes Level 4, while commercial and community floor space needed to achieve BREEAM Excellent status. These requirements were instrumental in the specification of the R606 boilers; the units have emissions which easily exceed the requirements for the best BREEAM score plus they return excellent efficiencies.
“We had also used the boilers before on previous projects, so we knew they were a good quality product.”
Network Living and Hill will be carrying out the joint sale of 330 private residential apartments. Network Housing Group will manage 54 shared ownership properties and 57 affordable rent properties, which are also available on the development.
Once completed, the regeneration project will deliver 1,600 new homes, new social infrastructure – such as primary school and health centre – new shopping facilities and create more open spaces for recreation to capitalise on its location along the Grand Union Canal.
Helen Evans, Chief Executive Officer of Network Housing Group, the parent company to Network Living, commented: “This ambitious, place-changing, development is hopefully the first of many of its kind. These beautiful homes will make a very positive contribution to the regeneration of Alperton, assisting in making it a location of choice. Our aim is to create a successful mixed tenure community, with thought out management plans in place to ensure our community will live together and thrive.”
The R600 range comprises seven models with outputs from 150kW to 571kW and utilises a proven water-cooled, down-firing, premix burner system with an all stainless steel heat exchanger assembly. R600 boilers have a NOx emission of less than 35mg/kWh (which easily exceeds the requirements for the best BREEAM score) and can return efficiencies of up to 109%.
